Affordability

Affordability is the gap between household costs and the ability to pay. Oil and tariffs may push prices up, while housing and borrowing costs can keep budgets tight even when headline inflation slows.

Research updated

Why markets care

BLS reported August 2026 CPI up 3.4% from a year earlier; gasoline accounted for more than one-third of the monthly rise. That is evidence of a current price impulse, not proof that every household category is accelerating.

The Fed also watches PCE inflation. Each BEA release and the split between energy, shelter, and core services matter more than a single headline reading.

What to watch

  • CPI and PCE headline versus core trends
  • Real wage growth and consumer spending
  • Mortgage rates, shelter costs, and housing activity

What could change the view

Energy prices can reverse, and slower shelter inflation or stronger wages can ease pressure even if the price level remains high.
